Honest Review- Lived here for 4yrs total and things just went downhill. Nice location and solid maintenance team. Very much enjoyed my 2nd floor unit The gate on the spring mountain side is often broken due to its design but it does eventually get fixed. Dog feces is a huge problem as residents donât clean up ever. Constant presence of homeless on the grounds due to broken gates. Honestly those were my only issues until the last year. I enjoyed living here throughout that time. Year 4 however I had tenets move in below me that constantly blasted heavy bass that would shake my whole unit. It wasnât just loud music, it was constant subwoofer heavy bass all day and well past the 10pm quiet hours. It was a couple. The man was injured so while his lady worked he used the unit as a trap house. Constant blunt smoke outside the unit. I never made a call to security once in 3 years. As soon as they moved in I was calling numerous times a week. The office was initially helpful. I had tried to ask the tenets to turn the music down but they would tell me off and turn it up louder. I actually had the staff (including the office manager) in unit to document the noise. They agreed it was completely excessive and said it would get taken care of. As asked I kept a paper trail of calls to security and 311 for documentation and provided videos to the front office. I did every single thing the office manager asked. After assuring me the noise would stop it never did and the office refused to help further after posting a few warnings on the tenets door. It got so bad I finally had to move as I had no other recourse. I was avoiding sleeping at my own place and it was affecting my work and school. Tenets below were very retaliatory by turning music up even louder after security would leave. After moving I received a really nasty letter a few weeks later demanding rent for not giving a 60 day notice to move. What an absolute joke. After 4yrs of living here I wouldnât recommend them to anyone. Itâs gone downhill especially since they changed staff as they donât vet tenets at all. Also I was fortunate but a lot of cars get broken into. The gates are always broken so people openly drive through the community and use the pools in the summer when they donât even live here. Homeless presence has only increased over time. Not a family property or place for kids.

Arryn is amazing! She was very helpful and attentive to all my needs. I was browsing around and Gloria Park Villas is definitely #1 in my top 5. I am looking to move in the beginning of next year and I think Iâve found my place. Keep up the positive work!

I can speak highly enough of Gloria Park Villas and Ms. Arrun. The entire experience, from the moment I walked in, was fantastic. The staff was friendly and efficient, and Ms. Arryn was not only knowledgeable but also took the time to address all my questions and concerns. Great customer service!

I wish I could give 0 stars but that is not an option. Living at Gloria Park Villas has been nothing short of a nightmare. I cannot emphasize enough how strongly I advise against choosing this place as your next home. Here's a breakdown of the countless issues I've encountered: Security is non-existent, as evidenced by the fact that my car was broken into not once, but twice, within the confines of this supposed sanctuary. The situation reached a boiling point in December of 2023, with multiple car thefts occurring over a month, and management turned a blind eye, doing nothing to address the alarming trend (They told us to pay an additional $125 a month for a garage).The perpetually broken gates only exacerbate the vulnerability of residents to theft and intrusion. In the warmer months, the complex transforms into a makeshift homeless shelter, with individuals sleeping on the lawn and even using the community pool for washing clothes. This not only poses a safety concern but also detracts from any sense of community or comfort. Inside the apartments, the living conditions consist of outdated appliances that drive energy bills sky-high, while the barely functional AC system leaves residents sweltering in the summer heat. Additionally, the paper-thin walls offer little privacy, exposing residents to unwanted noise and disturbances. The front desk staff's attitude leaves much to be desired. They're consistently rude, unhelpful, and seem utterly disinterested in addressing residents' concerns. Cleanliness is a foreign concept at Gloria Park Villas. Dog feces litter the grounds, contributing to an overall sense of neglect and disarray. The Gym is filthy, and the equipment is outdated and barely functional. It's clear that maintenance and cleanliness are not priorities for the management. Be cautious when retrieving deliveries as the presence of unhoused individuals loitering in communal spaces adds an additional layer of concern, making simple tasks like collecting Amazon packages from the gym a potential safety hazard. To top it all off, the location has gone down hill over the years. The neighborhood is sketchy due to the homeless population growing so safety is a constant worry. The price you would pay to live here would allow you to live anywhere in the Las Vegas area. In conclusion, I urge you to avoid Gloria Park Villas at all costs. Save yourself the headache and stress of dealing with incompetent management, subpar living conditions, and safety concerns. Trust me, you'll be grateful you did.
